Questions we hear a lot.

Straight answers
01Can I buy a home in Eugene if I live out of state?
Yes. Every document is signed digitally, so you can tour, make an offer and close from anywhere. Team Shelly can walk homes for you on video and give you the honest neighborhood notes you'd get in person. When you're ready to visit, we can set you up with a place to stay.
02Do you help get my home ready to sell?
Yes. Through our family of local businesses we can arrange design and staging, decor, and outside cleanup like trash removal and power washing, so you have one point of contact. See how we sell.
03How long does it take to buy a home?
From an accepted offer to keys is often 30 to 45 days. The search before that depends on you, the market and how picky you want to be. We'll lay out a clear timeline at our first meeting.
04How do buyer agreements and commissions work now?
Oregon law asks buyers and their broker to sign a written agreement before, or as soon as possible after, we start helping you. It explains how we work together and how we're paid. Commissions aren't set by law and are always negotiable. We'll walk you through it in plain language.
05Who pays closing costs in Oregon?
It depends on the cost. The escrow fee is usually split 50/50, the seller usually pays for the owner's title policy, and buyers pay their loan costs. Lane County has no transfer tax. Your contract and escrow officer have the final word. Our who pays what list has the details.
06Which areas do you cover?
Eugene, Springfield and the towns around them in Lane County, including Coburg, Creswell, Junction City, Pleasant Hill and Veneta. See our neighborhood guides.
07How do I find out what my home is worth?
Send us your address on our home value page and Team Shelly will put together a local, hand-checked estimate based on recent sales near you. It's free and there's no obligation.
